Spitzberg|Lassen Renovating Two Classic Apartment Buildings on Lindell
One of the things I enjoy most about wandering around St. Louis is seeing buildings be renovated. They're either being brought back to life after being vacant or are being refreshed to remain competitive in neighborhoods with a high demand for housing.
Among the impressive stretch of buildings on the north side of Lindell between Euclid and Taylor, the buildings at 4515 and 4525 Lindell are part of an ongoing refreshment plan by local developer Spitzberg|Lassen. Both buildings stand 11-stories in height and total 110 apartments. Their facades are made of brown and golden brick with cream colored terra cotta and stone providing accents. They're among the finest examples of late 1920s urban living high-rises in the neighborhood (4515 Lindell was built in 1927 and 4515 Lindell in 1928).
Per the developer, renovations will include new mechanical systems as well as new kitchens and bathrooms. Future residents will enjoy a new amenity space created out of an old pavilion structure on the backside of the property. On the public-facing side of things, new windows will be installed (4525 Lindell has had mismatched windows for a while now) and extensive new landscaping will be added that'll make the Lindell streetscape more enjoyable for those passing by.
When completed, the building's will have a new lease on life and remain competitive with other products, new and old, in the Central West End.
Construction is currently ongoing as evidenced by the construction dumpsters out in front of 4525 Lindell.
Spitzberg|Lassen has been active in real estate development in the City. Most recently, they completed "The Square on Tower Grove", a 28-unit apartment complex in the Grove neighborhood. It replaced an empty lot at the southwest corner of Tower Grove and Vista. The firm also previously proposed a 14-story high-rise on Laclede near SLU in Midtown, but plans for that seem to have stalled. They also own a series of classic and mid-century modern properties primarily across South St. Louis City and University City, most of which they have renovated.
