New Apartment Building to Rise on Bates Near Grand

Lutheran Development Group (LDG), the development firm that specializes in creating affordable housing options across new and old buildings across South City, is setting sail on a new infill development. This one's located on a present-day parking lot at 3621 Bates Street, just west of Grand.


The new building will feature 7 apartments, 6 will be three-bedroom apartments and one will be a three-bedroom townhouse unit for the "host family". Plans also call for a 9050sf commercial space. LDG says that the new building will be geared towards refugee and New American families. This provides them with an affordable place to live with easy access to transit (#70 Grand bus line - the busiest in the state) and with a large enough home for them to raise their kids and become part of the greater American society.


Core10 Architects is serving as the architect for the building. Both Core10 and LDG have worked together on other properties in greater Dutchtown before. Alongside Rise Community Development, LDG and Core10 have worked together on the Marquette Homes project, which itself features some new-construction apartment buildings. Facade work is presently ongoing on two, 4-family buildings at 3915-21 Ohio just south of Keokuk. They're also constructing a new 4-family building at 3656 South Compton.

The greater Marquette Homes project includes the redevelopment of the Grandview Arcade at 3600 South Grand, reconstruction of 3305 Meramec, and the renovation of multiple older multi-family buildings. Altogether, Marquee Homes adds 52 affordable housing units and 5 commercial spaces across 9 properties in South City. LDG has also recently received a $650,000 building permit to renovate the vacant building at 3101 Chippewa.


A groundbreaking ceremony for 3621 Bates was held on September 3rd and was attended by Mayor Cara Spencer and members of the development team. CF Vatterott, a local homebuilder, is serving as the general contractor.
