AHM Sets Sail on First New Construction Apartment Building in Downtown West Since the 1960s

Construction has commenced on a portion of AHM's long-planned Downtown West development north of Energizer Park. The first building to begin construction is located on what was a gravel lot at 22nd and Locust.

The building will rise 6-stories and feature 74 apartment units and 3250sf of ground floor commercial space. A bump out will be added to the Locust Street sidewalk to help calm traffic and create more space for a patio for a potential restaurant/bar tenant. The cost of this building: $24 Million.

AHM initially unveiled their large scale project for multiple parcels along Locust and Washington back in 2022. That unveil was tied to an inventive reward for a 90% tax abatement for 10 years. Other components, such as the apartment building that wraps a parking garage along Washington between 21st and 22nd, historic building redevelopments along Locust, and the construction of a 29-story mass-timber high-rise are still in planning and will likely come later. The high-rise most recently resurfaced in 2025 when it was out for bid.

This new building at 2125 Locust will be the first new residential building constructed in Downtown West going back to the 1960s when the "Towers at Gateway City" were constructed. Those are located on the blocks bound by 15th, Olive, 17th and Chestnut. Most other buildings in Downtown West have been redeveloped into loft apartments, creative office space, or hotel rooms.
