41Lindell, the project revealed on CityScene STL nearly one year ago, is back and now features a slightly revised design and reduced unit count.
The project at 4120-44 Lindell in the Central West End was originally unveiled on November 30th, 2020 on CityScene STL to a mixed batch of reviews with many complaining about the building's large size. Now, the most up to date plans show some changes to the proposal. Most notable of which is the façade, which now features more variation in the façade materials, more windows, and a generally nicer look. Total unit count has also decreased from 254-units to 232-units. Parking was also decreased from 258 spaces to 219-223, 194 of which are in an in-building parking garage and the remaining 25-29 spaces being on a surface parking lot at 4141 West Pine.
According to sources, the project has been going through a neighborhood review process and a redesign was requested at the most recent meeting. This likely means that the images shown here are outdated, but they show that the developer is still working on the project.
The architect is still B+A Architects from Kansas City and the developer is still the Garrison and MW Companies, which is also based in Kansas City. The developer's website reveals that the project would still seek a 10-15 year tax abatement. The developer's intention is to begin construction next year and wrap up a year and a half later. The hope is to lease up the building at a rate of 25 units per month. Costs are estimated at $55 Million.
