16 Floor Office Building Planned on Site of the Brentwood Burger King

Just a few years after turning 50 years old, the Brentwood Burger King, at 1200 South Brentwood, appears to be the next target of the continued evolution of Brentwood Blvd. across from the Galleria. The next piece of the evolution? A $70 Million, 16 Floor, Class A+ office building. The site is currently owned by St. Louis based Sansone Group.
According to plans, Chesterfield based HDA Architects is designing the just over 165,000SF building. The Sansone Group is acting as the developer and leasing agent for the project. The building itself will have street level retail space along Brentwood Blvd. with a parking lot for the retail space located around the back near Interstate 170. The main entrance to the office building will be on Antler Drive and will bookend The Boulevard development, which also has a 175,000SF Class A office building planned but whose design is more fit for a theme park than a corporate building.
1200 S. Brentwood will have 7 Floors of offices perched on top of a 9 floor podium base with 8 of those 9 floors being a parking garage. The entrance to the garage will be on the Eastern side of the building near Interstate 170. In order to hide the garage on the Brentwood Boulevard facing side, glass will be used to give the illusion of a nearly seamless office tower when viewed from the Galleria. The other three sides will be enclosed in a parking screen. The lobby area will be simple but will feature a café and dedicated elevator lobbies for the parking garage and the office portion. The 16th Floor features a private terrace for tenants of that level. The terrace looks East towards St. Louis City and Clayton.
The planned building will come with a host a features for prospective tenants including the norms that you find in modern Class A+ buildings today such as...
Controlled access elevators.
Tons of natural light.
Building signage opportunities.
Restrooms on each floor.
And expansive views in all directions.
All of these features come at a price, a very high price. Rent, per square foot per year, will put back tenants $40 SF/Yr. That's a hefty price unlike anything we have seen in the St. Louis market as of yet. Those types of rent are found in cities like Chicago and New York in Class A and above office buildings in those cities. This Class A+ building will be the first of that building class in the St. Louis area.
A construction timeline was not given but the hope is to have the building completed by the Q4 (4th quarter) 2021. This completion date would come as the Boulevard Phase 2 wraps up construction around the same time, Q3. This means that Richmond Heights will see an influx of 340,000SF of Class A and Class A+ office space in a very short period of time.
1200 S. Brentwood will surely be a new landmark for sure due to it's size. In addition to the landmark designation, it completes the stretch of development from Clayton Road to the interchange. This zone includes the soon to begin construction "Lot A" Hotel at Clayton and Brentwood and the Boulevard Phase 2. This small strip of land wedged between Brentwood Boulevard and 170 has become the "De Facto" Downtown for Richmond Heights with a mixture of hotels, restaurants, shops, residential and office space in addition to easy access to Clayton, major highways and the MetroLink station.
In early 2008, the site was to be home to a development known as "Pinnacle Square". The plans called for 35,000SF of retail space in a suburban style strip mall with the buildings lining up against Bentwood Boulevard. In 2013, the plans were abandoned for unknown reasons.
