Plans submitted to the City of Olivette in December, and continue to be updated with the most recent update being May 6th, call for a 208-unit, 5-story building to replace 23 single-family homes. The homes are on Irvington and Reyem Courts, which are to the North of Olive Boulevard, East of Price Road, South of Alice Place, and West of Interstate 170.

According to plans filed with the City of Olivette, OPUS intends to acquire all homes by November and begin construction in December. Construction should wrap up in March 2023. A cost is not yet provided.
Along with their other projects at 1014 Spruce and 6630 Delmar, are being designed, built and developed by the OPUS Group. Those two projects, along with this one in Olivette, total 543 apartments. OPUS has been involved with a few projects in St. Louis over the past few years including Citizen Park at Euclid and Lindell in the Central West End, Ceylon in Clayton, and a Warehouse in Kosciusko (east of Soulard).
The project, which has no name at this time, joins a series of other developments that are reshaping the area around 170 and Olive Boulevard. One such project, the Market at Olive, includes a Costco and associated developments in University City, which is just on the other side, East, of 170. That project, as controversial as it may be, continues to move ahead with the Costco more or less guaranteed to happen at this point. Future components include retail and restaurant space, additional parking, and an apartment building.
On the Olivette side of the highway, KDG’s and Yawitz’s “Olive Crossing” development has grown in size and now includes an apartment component. The exact number of housing units is not yet provided, but the apartment buildings replaces a planned office component. The main offices building has growth in size from 6-stories to 8-stories and the connected parking garage has also grown from 8-stories to 10-stories. Marketing materials for that project indicate an estimated occupancy in Q3 2023.
On Olive Boulevard, a few blocks West of Olive Crossing and the OPUS Development, a new apartment building is under construction. The Oliver at 9473 Olive is being developed by Brentwood-based Ridgehouse Development and will include 151 market-rate apartments in a 4-story building as well as a 3500sf retail building. The Oliver replaces the former City Hall for the City of Olivette.
All of these projects are a short distance away from the once planned MetroLink line to Westport Plaza. Old plans for this line included branching off from the Blue Line just before Clayton Station and running alongside 170 with stops at Delmar and Olive before turning to the northwest and then west to Westport. With the large-scale changes taking place at Olive and 170, any future MetroLink line that comes through here would most likely have to take a different route.
