With the recent issuance of a building permit, the redevelopment of the Grandview Arcade building at 3600 South Grand is getting closer to commencing.
The building, which once served as the entrance to the demolished Melba Theater, has been vacant for decades and has slowly decayed. Several developers have come and gone over the years. Lutheran Development Grpup, inccopoeration with Rise Community Development, are the latest developers to take this project on. Their plans call for the building to be redeveloped into 16 apartments (3 one-beds, 11, two-beds, and 2 three-beds), 5 offices (of varying size with some accessed from the building's arcade), 5 commercial spaces fronting Grand and Miami, as well as integrated parking (some in the basement and some on the south side).
In March 2021, I took a tour of the property in order to assess its condition ahead of a potential redevelopment plan with a team I was working with at the time. Obviously, we were unable to successfully pursue the project, but I'm happy someone else is.
In the gallery below, I include all interior pictures I took of the building during that visit. I'm posting them here so that when the project by LDG and Rise is completed, we can look back on the state the building was in and celebrate the preservation effort.

CORE10 Architecture was thrilled to work with LDG and RISE on this great building as the architects.
