Pier Property Group Eyeing Plans to Redevelop the Rock Spring School


As Pier Property Group continues their Steelcote Square project, Michael Hamburg is looking ahead to his next project, the Rock Spring School on the Northern side of the Grove.


Hamburg currently has the school, built in 1898 and designed by William Ittner, under contract from Mark Fishel, a 3rd generation owner of the neighboring Vandeventer Truck Sales. A Press Release form Pier Property Group says that the 20,000SF building will be converted to boutique office space. 500SF of the space will become Pier Property Group's office. Another tenant has signed a letter of intent for 2200SF. The remaining space will be marketed by Cushman and Wakefield. The project is the first office only building by the firm which has only done apartments up to this point.

The hope is to begin the nearly $6.3 Million development late this summer or in early fall. A completion is set for Quarter 2 2020. Trivers is acting as the architect on the project. This will become the 5th project that Pier Property Group and Trivers have worked on together.


The project will take another abandoned building in the Grove neighborhood and bring it back to life thus continuing the large scale redevelopment of the neighborhood. With Rock Spring School being so close to the Armory, Cortex, the Foundry and the Grove, it will become a great place to open up an office. The area is full of amenities for the ideal working environment.


The school building can be seen from Interstate 64.
