Ladue’s First Apartment Building Planned at Old Warson & McKnight

A new apartment building has been proposed on the site of the Rock Hill Quarries Landfill (2663 South McKnight Road) yard at the very southeast corner of Ladue in the County’s inner-ring. The development site itself is located just north of Old Warson on McKnight Road.


Proposed by T-V Acqusitions LLC, a joint venture between St. Louis-based Vitale Development and Chesterfield-based TriStar Properties, and designed by St. Louis-based Arcturis, the proposed structure is planned to rise 5-stories, feature 235 apartments, 9250sf of retail/restaurant space, and 573 parking spaces (520 in a garage and 53 surface lot).


The plan would yield Ladue’s first apartment building. The suburban community is mostly made up of single-family homes, office buildings, and retail buildings, but no large-scale apartment or mixed-use buildings. This is in contrast to neighboring municipalities, like Clayton, University City, Olivette, Rock Hill and Webster Groves, all of which have apartment complexes of varying size. Additionally, this would become the second instance of a St. Louis County municipality receiving its first apartment building in recent years. Des Peres is currently receiving their first with the ongoing construction of Magnolia Ridge.

The Rock Hill Quarries apartment project is located down McKnight from St. Louis County’s Tilles Park and near the intersection of Rock Hill and Manchester, which is home to an Aldi and other restaurants and shops.


If built, the new building will be constructed on the last possible parcel in the southeast corner of Ladue’s city limits, directly bordering Rock Hill. The structure will be clad in a mixture of brick, metal and hardie siding.


In addition to the apartment building, T-V Acqustions also submitted plans for a series of new single-family homes on the north side of the old landfill site and south of an existing subdivision off of Litzsinger. In total, 31 single-family homes, designed by Mitchell Wall and to be built by Fisher & Frichtel homes, are planned there.


Across both components, plans call for the creation of 266 new residential units in this inner-ring suburb.


Per the City of Ladue, a public meeting to discuss the proposal will be held on May 27th at 4pm.
