New Commercial Building Planned at 5215 Delmar

A new commercial space listing, by Tower Real Estate Group, has been posted showing a new commercial building at 5215 Delmar. This is in the Delmar Maker District, which lies between Union and Kingshighway. The area has seen a significant uptick in development in the past few years.


The proposed development seems like it would replace a strip mall. The 2-story building, according to the real estate listing, totals 6,627sf of retail space, 4,548sf of restaurant space with a 2,405sf rooftop space, and 8,475sf of office space. A 24 space parking lot would be built on the side and at the rear of the building. Interestingly, this listing includes a colored box around the building at the northeast corner of Delmar and Union and marks it as "phase 2", so while I can't confirm what phase 2 will include, I imagine it will involve the renovation of that building. It is not specified who the developer or architect is, the project cost, or timeline on when the property will be ready for occupancy.


The Delmar Maker District is anchored by Made STL, Craft Alliance, and the Third Degree Glass Factory. An amphitheater is currently under construction. Mademan Design recently renovated a building at 614 Lake Avenue.
