3201 Morgan Ford Returns in Tower Grove South


The 3201 Morgan Ford project, the sister property to 3172 Morgan Ford (MOFO Residences), is heading back to the LCRA next week after a little over 2.5 years of being off the radar.


At the LCRA's May 25th meeting, they'll take up Resolution No. 21-LCRA-10658, which designates the AHM Group as the developer of the property at 3201 Morgan Ford, which currently includes a vacant 3-story building at Morgan Ford and Wyoming, a garage along the alley and a grassy parcel fronting Morgan Ford. The $6.5 Million development plan calls for the corner building to be renovated and a new 4-story addition to be built in the gap and replaces the garage. 3201 Morgan Ford, which JEMA refers to as "WYOMO" will include a total of 27 market-rate apartments, 27 parking spaces, and a 1,364sf retail space at the corner. A floor plan reveals that all 27 apartments will be one bedroom units.


The project was approved for a 10 year, 95% tax abatement in 2018 and was signed by then Mayor Lyda Krewson. The tax abatement is referred to as Ordinance #70843 in the LCRA agenda document.

It's unclear when the project will start, but this move is the most significant since the project went quiet after being unveiled in 2018. Since then, JEMA, the architect on the project, posted updated renderings of the new building's design which caused some people on social media to discuss the latest design. Additionally, the success of 3172 Morgan Ford has led some people to wonder why 3201 Morgan Ford hasn't started yet. 3172 includes 26 apartments, all of which are leased, and three retail spaces, of which two are leased.


Both projects are the first new construction apartment developments in the Tower Grove South neighborhood in decades. Tower Grove South has seen a steady amount of two family to single family conversions and renovations of other apartment buildings over the years. All have worked together to make the neighborhood a vibrant place to live and play.
