The next office building in the Cortex innovation community is a 9 (or 10) floor, 320,000SF office building at 4210 Duncan. The design is meant to make an impact on the district and rid Duncan Avenue of a horrendous concrete wall from a former factory that was once on the site. The building will also become the first new building to be built since the parking garage was building. 4210 will, and others that will pop up overtime, will hide the garage from Sarah and Duncan. Developers Kunal Mody (Reimagine Hospitality) and Jordan Haas (Rock Capital Group) are planning to convert the 1926 era Shell Building into a 184 room hotel and ground floor retail space. The developers have acquired the building are have requested the LCRA to blight the property and approve an 87% tax abatement on the property. Alderwoman Tammika Hubbard supports the tax abatement. They’ll review the request at the April 23rd LCRA Meeting. Many are counting on the redevelopment to being more visitors to a Washington Avenue and spur some retail development there. Others are also saying that despite this hotel pushing the total number of hotel rooms under construction or planned in Downtown over 1600, this will be utilized more. Eitherway, I think it will be a good addition and bring some more life to the evolving Locust Street corridor. The Shell Building was originally built in 1926. This thread is for the mixed-use district that could surround the MLS Stadium if we get a team. Even if the development doesn't happen, this would be a good place to talk about your hopes for the area around the Stadium. I was told that the desire was to have a development similar to Ballpark Village built around the Stadium to bring some life to this sleepy area of Downtown West.

The 1800 Walnut project, now known as REVERB, has started construction in the heart of Kansas City's Crossroads. Since it's unveiling last year, there have been some notable changes in design such as... It appears that the orange/copper stepping façade was kicked out for silver. Some balconies were eliminated. The right side of the building lost it's wavy effect. Hopefully the stepping side is a stunner since this project's "wow" factor greatly diminished in my mind. This new project will continue the push to change this industrial area into a vibrant residential neighborhood,. This project is expected to have 10,000SF of ground floor retail space, covered parking, 96 apartments and an amenity deck. The material, to be used on the façade, is corrugated metal which is meant to be an ode to the industrial vibe. This is one of the last remaining buildings of the historic 4th street corridor. In August 29018, it was revealed that Midtown Locust Properties would redevelop the building into retail and apartment space. Since then, work has been done to the building with the most noticeable thing done is the re-introduction of the original windows and new doors being installed at street level. Apartment windows could go in soon. In my opinion, apartments are an odd choice for this location as this end of Downtown is pretty desolate and a train bridge is literally 50Ft away. It's not my money so what does my opinion mean to anyone at Midtown Locust Properties. Progress as of January 8th, 2019. Closer view. Lots of work still has to be done.

These houses will be built on a largely vacant collection of land in the Ville neighborhood. The development was rewarded tax abatements at the December 18th LCRA meeting. The total cost of the development is $3.8 Million which means the cost of the homes could start at $211,000 but of course the cost can move based on size. Site plan.
