A $5 million rehab is taking place in a vacant building in Grand Center. The building, which is located at 3830 Washington Blvd, will bring 32,000 square feet of working space and 50 new jobs to Midtown. The facility will contain approximately 90 high tech knitting machines. Mayor Lyda Krewson stated at the media event that she hopes this facility will spark the resurgence of the fashion industry in St. Louis.

Recently there have been several big developments surrounding Busch Stadium such as Ballpark Village Phase II and 300 South Broadway. Although the 300 South Broadway project failed, both developments show us that there is definite demand in the area. As the final major vacant buildings get plans to be redeveloped (Millennium Hotel and Butler Brothers are the most major), we could begin to see new buildings enter the market. Nestled between the metro tracks, highway 64, and the redeveloped Cupples buildings sits a triangular plot of land that is currently a parking lot. Previously, this empty lot was to be where a new office building would sit but when Ballpark Village phase II was announced plans for the office fell into limbo and stay there. I believe that a skyscraper/ highrise could be perfect for that location and heres why... The proposed office building at the site Location: This lot sits across the street from a metrolink stop which could take tenants across the city or to the airport (Potential TLD like we see on Debaliviere). It is obviously close to Busch Stadium, and, like 300 South Broadway, could offer views into the stadium. The plot is in the heart of downtown, and, with Ballpark Village Phase II on its way, would be near many restaurants, a gym, offices and other amenities that the project has to offer. Much later in the future, the site will be neighbors with the Chouteau greenway project making it very desirable. Lastly, it is near the highway so tenants have a variety of transportation options. Design: If included, a restaurant space at the base of the tower or at the peak would draw in many tourists, Cards fans, and people who work downtown. The building would have unobstructed views into the stadium because its proximity (Even better than the 360 Bar). A parking garage at the base could generate money on game days. Cons: Being so close to the highway, the cars would create a lot of noise. The downtown also isn't a high demand place to live yet. All in all, I think this would make a great location for a residential or mixed used high-rise. With a building planned at the site previously, I doubt noise would be a concern, and, with 300 South Broadway being proposed, there must be more demand than I thought.
