Blackline Begins Redevelopment of Fox Park’s Koken Building


Blackline, the developer behind the redevelopment of the St. Thomas Aquinas school in Dutchtown, 3600 Texas and 3620 Texas in Gravois Park, and the Dorze on Debaliviere, has now set sail on the redevelopment of the Koken Building at 2528 Texas in Fox Park.


Planned are 78 premium loft apartments. 15 of the units will be two bedroom lofts and the remaining 63 will be one bedrooms. Planned amenities include a sky deck, offering unobstructed views across the city of St. Louis, business lounge, community space, bike room, storage units and more. The building, which stands 5-stories at the corner of Texas Avenue and Sidney Street, was previously set to be the home of Brick City Makes, a collaborative space for craftsmen and others who need space to be creative.


On the outside of the building, the glass block windows are to be removed in favor of new warehouse style windows. Those new windows will greatly improve the look of the building and make it not look so rough. The existing parking lot, on Texas, will be fenced in.


The project is one of a few that have helped improve the Fox Park neighborhood in recent years. Other projects include the headquarters of the Rung for Women or organization and miscellaneous home renovations. The neighborhood saw a decline of 87 people from 2632 residents at the 2010 census to 2545 in the 2020 census. This is likely due to the reduction of two-family dwellings in favor of single-family.
