1417 Tower Grove to be Redeveloped

As the Southern end of the Grove continues to change with projects like the Missouri Foundation for Health HQ, Green Street Swan and Green Street Unify, another new project has popped up and aims to take one of Tower Grove Avenue's last abandoned buildings and redevelop it.


The 2-story, half block long building at 1417-33 Tower Grove Avenue has a redevelopment plan valued at $1,061,442 according to the LCRA January agenda. Plans call for 10 apartments to be put into the building. The agenda does not specify whether or not retail space will be included, but I will assume not.


1417 Tower Grove will join the recently completed Woodward Lofts project, which is just South of here, in adding more residents to the Forest Park Southeast/Grove neighborhood. The developer of this project is Jarrod Holst. The city is recommending a tax abatement of 75% for 5 years based on the current assessed value of the property and incremental improvements.

No timeline was given on the project but a building permit was issued on December 6th for interior and exterior alterations on the property. It is valued at $200,000.
