
This development was originally announced on May 28th by yours truly. While it was originally a 93,000SF building (renderings below), the design has since changed and the size has also changed. The new size is 120,000SF of office space but remains 4 floors. The new design has more of a warehouse vibe and will create a nice looking entrance into the Grove or Cortex. Future phases will include another office building, parking garage and a residential building where the parking lot is in the above photo.

Here is a clearer rendering from Koman's website. I am looking at getting the other renderings in clearer form. The yellow lettering next to the building says "Sarah Commons".
Do you think that once this is built it will look exactly like the rendering or is there room for interpretation? Because the land that would be taken up by the parking lot could be used more efficiently by adding a parking garage instead that has a similar style to the building that could fit with future phases that may or may not happen.
It will be built as shown. There are future phases, which will include residential and another office building along with a parking garage. Until Koman decides to give the go ahead to those, this will remain a larger parking lot.
The Sarah Street Art Wall, the building's advertisement and Sarah Street sign have been taken down at this location meaning construction is eminent.

This project was talked about at an event today at Venture Cafe. Plans are grander than originally envisioned. The office building could begin very soon as either speculative or with a tenant attached. Preferably, a tenant would be attached.
Below are CONCEPTUAL renderings of the master plan and of a potential partnership with BJC on the large neighboring parking lot. They're shitty because 1: They were taken on a projected display and 2. I was in the back of the room.
